UNDERSTANDING AS-BUILT SURVEYS

You have found your dream home!

You can almost see it. The picturesque double story Victorian-style home, with high windows and cobbled stones leading to a large porch which overlooks the white picket fence you have always dreamed of.

All you need to do is to break out a wall here and then raise the porch there.

The main bedroom needs an en-suit and the kitchen and lounge area a high ceiling with large beams to hold a crystal chandelier. A paint job here and there and Bob’s your uncle.

Not much to it.

Well, not quite.

Before remodeling your home, there are a few regulations you will need to consider.

Property valuation, municipal approval and architectural plans.

The latter is where the Surveyors at G2 Surveys come in.

Before an architect or draughtsman can draw up a plan for the remodeling, they will need the EXACT dimensions of the layout of the building.

What we at G2 surveys then do, is measure the inside and outside of the building with an extremely accurate instrument called a total station. The total station is fitted with a laser that is accurate to a decimal of a millimeter. The information gathered by the surveyor through the total station is then used to draw up a layout of the building with its exact dimensions as it is currently built i.e. AS-BUILT-SURVEY.

WHY PEOPLE OFTEN CONFUSE AN AS-BUILT SURVEY WITH A BLUEPRINT.

Many people have a misconception about a blueprint and often try to use it as the design from which to work from when remodeling.

However, a blueprint is a design that shows the intended layout or purpose of a building, whereas an As-Built Survey shows accurate measurements.

CURRENT PROJECTS

The Surveyors at G2 Surveys are currently working on a project at Thaba Tswane Military Base in Pretoria.

We have been recruited by an architectural firm who is responsible for remodeling the offices for the Senior Army Officers.

The idea is that the frame of the building will remain and that the roof will be replaced with a modern style structure. Our surveyors are excited to be a part of this project and humbled to play such an essential role in creating something new.
